Radius Business Park shop offices, prelaunch take-up of 25%
CYBERJAYA Emkay Group’s subsidiary, MKN Embassy Development Sdn Bhd, developer of the Radius Business Park, saw a prelaunch take-up of 25% for its shop offices. This was revealed at the official launch on Wednesday at Wisma Mustapha Kamal here.
Emkay chief operating officer Mazrita Mazlan said: “With a prelaunch take-up rate of 25%, we expect sales to be promising after this launch. We are expecting at least 50% to be sold by the end of this year, and the remaining 50% to be sold early next year.”
The Radius Business Park will feature 120 strata units of shop offices with unit sizes ranging from 1,241 sq ft to 8,204 sq ft. Selling prices range from RM1 million to RM11 million.
This freehold development will be sited on 5.89 acres (2.4ha) of land and has a total gross development value (GDV) of RM160 million. Spanning eight blocks, corner and intermediate units are three storeys high while special corner units are four to five storeys with private lifts. Development will start in September this year and is expected to be completed in mid-2017.
“Its sheer location proved to be an effective selling point in enticing investors,”Mazrita remarked, adding that the purchasers so far have consisted primarily of local investors and business users.
According to Mohd Roslan Ali, general manager of MKN Embassy Development: “Radius Business Park focuses on its lush scenery with its dual frontage design, which allows easy access from the front and back of the retail and office space. It also will have a public boulevard, walkways behind the building, and trees to provide a comforting landscape.”
Located within a 50-acre stretch of mixed developments by Emkay and other offices, the Radius Business Park is easily accessible through major highways such as the Lebuhraya
Damansara-Puchong, North South Expressway Central Link, South Klang Valley Expressway and Maju Expressway.
The shop offices come with a communal basement car park with 604 parking bays on top of the 161 bays located on the ground floor. It also boasts a contemporary outlook and a prominent entrance statement to distinguish it from the typical shop office.
Emkay has achieved a sum of RM2 billion in Cyberjaya through previous developments including an office of 1.9 million sq ft and almost 1,000 residential units. They are also planning an addition of up to 2,000 residential units and 600 commercial units in between 2014 and 2016 with hopes of totalling RM3.8billion through these developments.
